Project Strategy

Located in Ashwaubenon, Wisconsin, The Promenade is an upscale, 83-unit active adult community designed for residents ages 55 and better. Spanning 72,000 square feet, the project was thoughtfully planned to balance luxury, functionality, and a strong sense of connection, placing community at the heart of the resident experience.

Within the residential units, flooring selections were carefully chosen to support comfort, durability, and ease of maintenance while also considering long-term environmental impact. Approximately 27,000 square feet of J+J carpet was installed in unit bedrooms, providing warmth and comfort while incorporating materials designed for longevity and reduced replacement cycles. Unit living areas feature approximately 52,000 square feet of Gerflor luxury vinyl plank, selected for its durability, cleanability, and performance in high-use residential settings. In unit bathrooms, approximately 7,000 square feet of Armstrong LVT was installed, offering moisture resistance and supporting healthier indoor environments.

Community spaces were designed with equal intention and sustainability in mind. The Promenade features five distinct club rooms, each created to serve a unique purpose while encouraging residents to gather, connect, and enjoy shared experiences. These spaces include a Packers lounge overlooking Lambeau Field with a walk out balcony, a game room with a poker table and views of Green Bay, a classroom style space for health and wellness seminars, and a welcoming cafe designed for casual conversation and connection. Collectively, these club rooms incorporate approximately 7,000 square feet of J+J LVT, carpet tile, and broadloom, allowing each space to reflect its individual function while maintaining visual continuity across the community.

Despite challenges related to tight timelines and international material production, the team maintained a strong focus on schedule and coordination across all flooring phases. The project was completed on time through careful planning and strong collaboration across trades.

The Promenade stands as a reflection of thoughtful planning, collaboration, and craftsmanship. By delivering high quality residential units and purpose driven community spaces while prioritizing durability, efficiency, and responsible material choices, the project sets a strong benchmark for active adult living and long-term sustainability.
