The Preserve at Lake Winnisquam — Project Overview
The Preserve at Lake Winnisquam was an ambitious, high-end hospitality project that presented a unique blend of design complexity, scheduling challenges, and evolving scope. Set on the shores of one of New Hampshire’s most scenic lakes, the project demanded meticulous coordination and craftsmanship across multiple finish types — all while maintaining a fixed completion date for a scheduled wedding event at the property.
Project Challenges
Evolving Scope & Mid-Project Design Changes: Midway through construction, the owner introduced a top-floor addition that required complete re-coordination of finishes, materials, and installation sequencing.
Procurement & Lead-Time Issues: Several specialty materials, including stone and custom tile, were delayed due to ordering and lead-time oversights early in the process. The project team worked closely with vendors to expedite deliveries and resequence workflow to stay on track.
Unmovable Deadline: Despite the scope expansion and supply challenges, the completion date could not shift due to a planned wedding event. The team worked extended hours and coordinated tightly across trades to ensure all key spaces were ready for turnover.
Onsite Logistics: The lakefront setting limited access, laydown space, and material handling — requiring constant attention to sequencing and safety.
Scope of Work & Highlights
Custom Carpet Layouts: Precision-installed patterned carpet featuring detailed borders and inset designs throughout the guestroom corridors and common areas.
Guestroom Tile Installation: High-end tile work in guestrooms, including chair rails, decorative border tiles, and accent layouts that blended seamlessly with surrounding finishes.
Spa & Fitness Areas: Extensive waterproofing and tile installation for spa wet areas and fitness rooms, combining performance with luxury design.
Ballrooms & Restaurants: Large-format stone and porcelain tile installations in ballrooms, restaurants, and public spaces, emphasizing durability and visual impact.
Stone Fabrication & Installation: Fabrication and installation of natural stone elements throughout — including bar tops, fireplace surrounds, coffee bars, and guestroom vanities — showcasing the full capabilities of our in-house stone team.
Outcome
Despite multiple obstacles, The Preserve at Lake Winnisquam was delivered on time and to an exceptionally high standard of finish. The project stands as a testament to our team’s ability to adapt to changing conditions, maintain schedule discipline, and execute complex, design-driven work under pressure — all while ensuring that the property was ready for its first major event as planned.
