Project Strategy
Nestled in the heart of the Flint Hills and Kanza Prairie in Manhattan, KS; This regional office was built in 1987 with a service level and 4 floors. At 215,000 SF, it is one of the most prestigious office locations in the area offering vast views of the beautiful surrounding landscape. With office space available to lease, and with a competing newly constructed office space available for lease on the other side of the city, the owners decided they must update their finishes to make the space more attractive to clients. The original design from the late 80’s included an oversaturated use of the colors mauve, peach, and teal, which are not colors that are naturally found in the Flint Hills of the Midwest. This original color palette is shown in a couple of “before” photos submitted.
The update needed to be clean, bright, and inviting. Image Flooring was brought in to help select the flooring finishes. We teamed up with manufacturers that we could trust and brought them in to meet directly with our client. The overall field carpet that was chosen was Milliken’s Heavy Meta collection, for the modern design and neutral shades. With their standard cushion backing offering acoustical properties and foot traffic resilience, it was the natural choice. The plank style of carpet and movement in the Foundry pattern leads your eye toward the beautiful accent walls showcasing State of Kansas birds and wildlife photography. For the Lower Service Level, we went with J&J Kinetex, to offer them a heavy rolling load wear cycle along with acoustical properties that proved to be a great improvement from the original hard resilient flooring that had been installed. Daltile’s Stacked Stone and Aesthetic Rectangle Retrocube tile added a nice texture for wall accents.
Single Source Interior Contractor Award Strategy
Image Flooring has had a long relationship with this client, historically working on flooring specified by their out-of-state corporate office. However, when the end user informed us that their corporate office no longer had a designer and requested our help to specify flooring for their complete building remodel at this regional office, we seized the opportunity. Recognizing the need for trust and quality, we brought in a Vendor partner that we trusted who is known for their modern designs and reliable follow-through. We also keep the same installers available for this client as they have direct communication with each other and trust each other as well. These installers have worked for us and with this client for 18 years.
We collaborated directly with the end user and manufacturer to develop a standard for both open office and private office spaces, with the plan to carry this standard through to other regional offices. We faced a significant challenge when the customer wanted to include multiple colorways in the carpet field and needed a way to visualize the layout. Using both Milliken and J&J\'s website visualizer, we were able to show the carpet set into a photo of their actual space before ordering. This visualization tool was crucial in helping the client feel comfortable and confident in their choice, ultimately leading to a purchase of more than 12,000 square yards of carpet. We have a system of checks and balances between our project manager and installers to keep a count of all the materials that have been installed over the years along with attic stock.
It has been a great relationship that we are proud of and appreciate very much. It really takes great communication between all of us with the end user; from sales, to project management, to installation.
