Project Strategy
In 2022, it was announced that the historic Fashion Island Hotel in Newport Beach would become the newest edition of the Pendry modern luxury hotel chain (Montage Collection). For a building that has 295 rooms, providing just luxury lodging would not be enough. The vision was that the redesign would need to produce a desirable location to spend time whether you were visiting or if you live nearby in Orange County. Pendry’s Ownership group made it a priority to have top-end amenities to fulfill its vision of providing its clientele and visitors with a classic feel, yet with modern sensibilities. This included a brand-new private member's space within the hotel – The Elwood Club – which offers its patrons an indoor/outdoor restaurant, glamorous cabaret bar, a family clubhouse that includes casual dining, gaming spaces, and even a golf simulator.
Universal Metro (UMI) worked with general contractor Driver SPG who partnered with interior architect Studio Munge to bring the Pendry to life by addressing the hotel’s common area flooring vision. UMI worked alongside Starnet partners Ardex, Bostik, Eco Surfaces, Tarkett, and Tred-MOR. Additionally, French Oak wood and owner-supplied carpet were included in the finishes. Ardex V1200 was used to self-level a two-inch depression in the hotel’s main lobby bar. The V1200, P82, and Feather Finish combination were used to self-level, prime, and float, all the while providing a ten-year warranty. These areas included the Family-Pub, Restaurants, and Bars in the Hotel’s new private members-only club.
The high-quality Bostik EFA+ glue was chosen to mitigate moisture and allow for expansion and contraction for this project where wood is more susceptible to elements. Eco Surfaces Forest RX Color and EcoFit Color were used to provide proven performance flooring in the hotel’s fitness and children's areas. Tarkett’s resilient products were selected for their performance and cost-conscious value. They were applied to 2,242 square feet of the hotel’s back-of-house office and staff areas. Finally, Tred-MOR’s 2580 carpet cushions were selected as a go-to proven pad for under-carpet installations.
The Pendry Newport Beach can boast itself as a timeless spot with a new state-of-the-art private club that offers a variety of experiences for its future guests and members. It was a privilege to participate in this $615,000 project.
