Century Parkway is a law firm in the Atlanta area located inside a multi-tenant building managed by Highwoods Properties. They were an existing tenant looking to expand from 17,662 SF to take the entire floor at 21,525 SF, therefore, phasing the project so that operations could continue during construction was a necessity. Century Parkway is under a well-known insurance company's umbrella thus a substantial amount of security and corporate prerequisites had to be met. The phasing of the project was determined in the early stages of space planning to minimize disruption. Their programming included adding several offices and open office areas to bring on more staff but also to add multiple collaboration and communal areas to the team. Keeping budget and phasing in mind, we utilized existing conditions as much as possible and only fully renovated areas that could be out of service or displaced during construction. The most crucial area impacted by construction that could not be avoided was the reception area. The existing reception met the security needs but felt very dim, confining, and outdated. They needed a way to brighten up the space and make it feel more welcoming and peaceful while keeping the suite secure. Several cosmetic changes had to occur with different levels of lighting and warm neutral finishes to achieve the serene atmosphere. Also adding a lot of glass and updating the reception desk made the suite more approachable and fashionable. Adjacent to the reception are several conference/deposition rooms that were designed to reflect the same feeling of tranquillity with the intention to soothe the clientele and visitors. Updating the finish palette to create the new feel and look of the office was imperative but there were conditions and approvals that had to be met at the corporate level. Color palettes were selected based on budget needs and the feedback from the client during an office walk through and brain storming session. Listening to the client and actually hearing what they want made selecting the schemes easy and fun. Once we aligned the proposed finish package with the brand standards, we were able to make some adjustments to incorporate other appropriate items. Every finish that was outside the corporate standards went through rigorous testing to make sure we were compliant with local codes and with the corporate requirements. As with any occupied renovation, we ran into unexpected roadblocks but we were able to resolve each one working as a team. In the end, the project turned out beautifully with every member of the team from the property management, construction team, design team, and most importantly the client being satisfied with the outcome.
